By using an independent inventory clerk for those properties we manage we are able to ensure a fair and unbiased assessment of the property for all parties.
Please contact us by phone, email or even via Rightmove to view a property advertised to let.
Once you have viewed a property if you wish to ‘apply’ for it you may do so by phone or by calling in at our office and filling out an ‘offer' sheet. The proposed application will be approved by the landlord (subject to contract and references) prior to the appropriate application or referencing fees being paid.
No further monies will be taken until the day of move in.
ALL APPLICATIONS ARE SUBJECT TO CONTRACT AND REFERENCES
Our fees are very competitive and are transparent so there are no hidden surprises. The fees involved with an initial letting are detailed here:
Individual Application £90.00 per person to cover referencing and credit search by a separate company. All adults (over 18 years’ old) proposing to live in the property must be referenced as well as having a Right to Rent Certificate (which became law on 1st February 2016)
Guarantor Application Should a guarantor be required an application fee for them will be charged as above.
NB Application fees are non-refundable.
On signing the Tenancy Agreement and before keys may be handed over you will be required to pay in cleared funds (by debit card, bankers draft or cash) the following:
Rent: one month’s rent in advance (subject to the terms of the tenancy)
Deposit: equivalent to 1 ½ month’s rent (subject to the terms of the tenancy) taken on behalf of the Deposit Protection Service and held by them until the end of the tenancy.
Administration Fee: £140.00 taken by Smart Lettings for the Lead Tenant plus £10.00 each for any further tenants.
The Tenant is responsible for the cost of the checking out of the inventory in accordance with the Tenancy Agreement the cost of which varies depending on the size of the property. (The landlord bears the cost of the check in)
At the end of the tenancy you may simply go on to a 'rolling contract' also know as a 'periodic tenancy' at no further cost. Alternatively if required by either yourself or your tenant you may renew the tenancy agreement for £60.00
*All fees are subject to change if additional enquiries are required. All fees quoted are inclusive of VAT except Deposits and Rents which are not subject to VAT.
Verification of Identification
All applicants will be required to provide the following proof of identity prior to the commencement of the tenancy:
Original Photo Identification in the form of either a Driving Licence, Passport, Forces ID card or Fire Arms Certificate.
Proof of Residency such as utility bill, council tax bill or bank statement less than three months old.
