  • Negotiating acceptable rents and Terms between the landlord and tenant
  • Seeking fully comprehensive references including a credit score for all prospective Tenants as well as their Guarantors (where applicable)

 Silver Package

This is a Let and Start up service and includes all of the above plus:

  • Preparation of the tenancy agreement
  • Instructing an independent inventory clerk to prepare an inventory and schedule of condition of your property
  • Inventory led check-ins and check-out of your property to ensure a fair and professional account of your property
  • Collection and processing of initial monies
  • Handling of the tenants deposits in accordance with the tenancy agreement

 Gold Package

This is our full lettings and Management service and includes everything from the other two packages as well as:

  • Collection and processing of rents and production of landlord statements
  • Instruction of professional contractors to carry out any necessary repairs or remedies to enable the landlord to comply with statutory obligations
  • Visiting the property during a tenancy no less than twice a year to report back in detail to the landlord the visual condition of the property
  • Negotiation between the landlord and tenant over any damage or breach of tenancy from the tenants deposit and/or referring the matter to the relevant Deposit Protection Service
